DANVILLE, VA — Danville has started two housing assistance programs aimed at helping residents move into a rental or buy a home without having to shoulder the full upfront cost at once. One program offers up to $500 for rental deposits, while the other provides up to $5,000 for down payment and closing costs for eligible homebuyers.
City officials said both programs are awarded on a first-qualified, first-served basis. To be considered, households must fall within a specific income range and the property involved must be inside the city limits.
Rental deposit grants can cover part of the upfront move-in cost
The rental deposit assistance program is designed to help households that are trying to secure a place to live but need support with the initial deposit. The city says the grant can pay up to $500 toward that expense.
Applicants have to meet the income rules and choose a rental unit within Danville. The city’s housing materials also call for a Landlord Participation Form, the landlord’s W-9 and the renter’s past three months of income and bank statements as part of the application process.
Residents can apply online, and the city also provides application materials through its housing page. The process is meant to be straightforward, but it still requires documentation from both the renter and the property owner before assistance can be approved.
Household income must fall between 81% and 95% of area median income
Eligibility for both programs depends partly on household income. Danville says a household must earn between 81% and 95% of the area median income, or AMI, to qualify.
The city’s website includes a chart to help residents determine whether they fit inside that range. That screening step matters because both programs are limited to households that can document income eligibility and are applying for housing within Danville.
By tying aid to AMI, the city is targeting people who may not qualify for the lowest-income programs but still face difficulty coming up with the money needed to rent or buy a home. The property itself must also be located within the city limits.
Homebuyer aid is a forgivable loan for first-time buyers and recent non-owners
The Welcome Home Down Payment Assistance Program offers eligible buyers up to $5,000 toward down payment and closing costs. The city says the assistance can be used for a single-family home, townhouse or condominium inside Danville.
Applicants must be first-time homebuyers, or they must not have owned a home within the past five years. They also have to already be in the process of purchasing a home and meet the program’s income and financial requirements.
Unlike a simple grant, the homebuyer assistance is structured as a no-interest, deferred-payment loan. The loan is forgiven over five years, which gives qualified buyers time to settle into the home while the city phases out the debt.
City housing staff say the programs are meant to help residents get started
Lauryn Jones, Danville’s housing grant coordinator with the Community Development Department’s housing and development division, said the programs are meant to help residents take the next step toward stable housing.
In a press release, Jones said the assistance could help people “kickstart their dream of buying a home or finding a rental unit that best suits their needs.” She added that she is excited to get the programs underway for the community.
The city is using the programs as a practical tool, not a broad subsidy for every housing cost. The money is limited, the income rules are specific and applications are handled as funding remains available under the first-qualified, first-served approach.
